Upstairs, find a laundry room with a washer and dryer, along with three bedrooms. The master suite offers a king bed and a cozy reading nook, while the other rooms feature a queen and a full bed. Outside, the covered patio invites relaxation with plush seating, a charcoal BBQ grill, and a charming fire pit.

Transit

You can drive and park your car in the driveway or I highly recommend using ride sharing services you can use Uber or Lift.

Refundable Damage Deposit for Guest Under the Age of 25: $500 (House must be left in the same clean condition).

PLEASE NOTE: CHECK-OUT IS AT 11 AM & CHECK-IN IS AT 3 PM AND ANYTIME AFTER THAT.
Due to the nature of the vacation rental business, housekeepers run on tight schedules so we ask to please honor the check-out time. As we need to ensure the house is completely done by our maid service and linens & towels are fresh and ready for your visit. All this takes time and needs to be done before you check in. Therefore, your help with a smooth check-out allows the next quests to enjoy the home. Often times, the next guest checks in just 4 hours after your departure, thus following check-out procedure and checking out on time is imperative.

EARLY CHECK IN REQUESTS:
Before we can approve your request, we need to make sure that we do not have guest checking-out on the same day your requesting early CHECK-IN. If approved, we will request early check-out fee.

LATE CHECK-OUT REQUEST: ‬‬Late check-out request are ONLY approved if the host is notified in advance by midnight the day before check-out. On a case to case bases we will approve same day late check-out ONLY if another guest is not checking in on the same day. If approved, we will request late check-out fee.

All Guests: Please take the time to consider any personal sensitivities when traveling outside of your own home. We unfortunately cannot control weather, wildlife, governing entities, locals living in the area, tourists visiting the area, nor can we cater to each individual’s sensitivities. Here are our suggestions for a safe and healthy experience:

Do your research on which mosquito repellent you prefer and pack a good supply to last the length of your stay. As a reminder: we have insects in Texas (mostly mosquitoes, ants, flies, roaches, palmetto bugs, wasps, asps, & spiders). You also will occasionally see frogs, geckos, even snakes & alligators in Texas around the vegetation everywhere. Bugs are not associated with cleanliness issues and occasionally come from outside. We do pest control & spray the interior & exterior regularly & can provide receipts/schedule of such.

We are unable to offer any guarantee against nor refunds for an occasional bug or wildlife that gets in the house.

In the summer months temperatures in this region can soar upwards of 110 degrees & can feel much hotter. It is easy to become dangerously dehydrated when exploring outdoors. Please take care to monitor your fluid intake during peak summer months. Hurricanes are also a yearly issue in this area. They are extremely destructive to this region & can disrupt power, water, gas & food supply lines for days.

In the winter months (as Snowpocalypse 2021 has taught us) temperatures can drop to below freezing swiftly & stay there while governing entities shut off power & water for days on end…also cutting off access to gas & food.

Though these extreme instances happen rarely, they are very real concerns & should be taken seriously along with any mandated evacuation orders.

We realize that much, if not all, of the aforementioned is common knowledge to anyone who’s ever lived in a small town setting or stayed in the great state of Texas before, but also recognize that not everyone traveling has had these prior personal experiences to draw from. We believe in being straightforward and a safe and pleasant stay for everyone is our top priority.

Refund Policy:
We are unable to provide refunds or compensation to guests. Period. For any reason. It is expected that you carry travel/personal liability insurance that covers any related personal injury, injury to others, damage or loss of personal property, that covers any foreseen or unforeseen event that may cause your stay to be shortened or any loss whatsoever to be incurred. This will be your personal responsibility & cannot be overridden by Airbnb. It is required that you read, understand, acknowledge, & agree to all of the listing instructions & requirements that are provided everywhere in this listing before you book.
